Start with the exit, not the entry. When you sell, your buyer is required to withhold tax against the entire sale price rather than your gain. On a Rs 4 Cr sale with a Rs 1.5 Cr gain that is roughly Rs 59.8 lakh withheld against about Rs 22.4 lakh actually due, and guidance published in 2026 still quotes rates that would take Rs 83 lakh or more. This guide covers the eight steps, the account that decides your repatriation rights years before you sell, and the certificate that stops the over withholding

Entry-level opportunity or long wait? Both, and the format decides which. Over five years asking rates on land in New Gurgaon moved 248.8 percent while flats moved 133, and over the last twelve months builder floors moved 11.9 percent against 4.8. Those are portal listing movements rather than measured appreciation, and they are still the sharpest signal available. This guide covers what each format returns net, which sectors are still moving, and why 3,000 standing apartment listings cap the tower case.

This guide covers what each format actually returns net, why the stamp duty test is not the one most buyers assume, and which trigger is slower than it looks.

A budget home on SPR or Sohna means one of two completely different things. Policy-fixed affordable group housing sells at Rs 5,575 per sq ft of carpet area in Gurugram and Rs 5,450 in Sohna, set by the state and revised in March 2026. Open market stock on the same corridors asks Rs 9,800 to Rs 18,350 per sq ft of super area. Convert to a common basis and the gap is close to four times. This covers which one you are actually being shown, how each is allotted, and what each is worth holding.

Birla Pravaah's registration says apartments are sold on carpet area basis only. On the published carpet sizes and prices that is about Rs 30,800 per sq ft, not the Rs 18,000 that circulates, which is a saleable area rate. The registered project area is 5.075 acres and the registration records 492 residential units plus 88 EWS. Published possession dates run from Q4 2028 to September 2031. This is what the filing supports and what it does not.

Footfall is not the thing you are buying. It is an input to rent, and rent only means something against the price you paid. At Rs 250 per sq ft a month, a unit bought at Rs 15,000 per sq ft grosses 20 percent and the same unit at Rs 50,000 grosses 6. Published Gurugram retail yields span 6 to 16 percent across broker sources with no research house series among them, so this gives you the arithmetic to run on your own numbers instead.
