The Delhi Dehradun Expressway opened on 14 April 2026 and halved the drive. A post published 2 October 2026 never mentions it. Meanwhile Rajpur Road asks Rs 11,550, not the Rs 6,000 ceiling claimed.

The Delhi Dehradun Expressway opened on 14 April 2026 and cuts the drive from 5 hours to 2.5. The original page, published 2 October 2026, never mentions it. That is the whole case to invest in real estate in Dehradun, verified and open, left out of the post selling it.
The prices are wrong the other way. The page put apartments at Rs 4,500 to Rs 6,000 a square foot. Rajpur Road asks Rs 11,550.
One claim holds, and it is the important one. Dehradun yields 3.68%, beating every Gurugram sector we have priced.

Only 2 of 10 verified localities fall inside the page's Rs 4,500 to Rs 6,000 band, whose top sits 48.1% below Rajpur Road. It called Rs 7,000 plus the premium tier, right within 3.6% for Sahastradhara Road and 65% low for Rajpur Road.
Note the two Sahastradharas: Rs 5,550 on minus 16.4% and Rs 7,250 on +7.2%. Same name, 31% apart, opposite directions.
In one locality out of nine. Rajpur Road printed +53.7%, inside the claimed band. Nothing else came close: Jakhan +12.4%, Sahastradhara Road +7.2%, Dalanwala +6.5% and Kulhan +2.3%. Malsi and Sahastradhara are negative at minus 11.9% and minus 16.4%.
The page attributed 35% to 70% growth to Sahastradhara Road specifically, which printed +7.2%. Neither reading of that name supports the claim.
Yes, and it is the strongest fact on the page. Sahastradhara rents at Rs 17 a square foot against a rate of Rs 5,550, which is 3.68%. Very few yield claims in this audit survive checking.
It beats Gurugram outright. The best comparison for this Dehradun rental yield is Sector 36A at 3.43%, with most corridors between 1.85% and 2.60%. The real argument here is income.
Infrastructure led, in the first year after delivery.
The expressway runs 210 km and cost Rs 13,000 crore. The catalyst has just landed, so the market has had two quarters to reprice. Rajpur Road's +53.7% is repricing. The eight localities under 13%, two negative, are not.
Where a further case rests on road or rail work, allow 12 to 24 months behind projection.
Uttarakhand quotes circle rates per square metre and the market quotes asking prices per square foot, so nobody compares them.
Rajpur Road land within 50 metres moved from Rs 62,000 to Rs 68,000 a square metre. That is Rs 5,760 to Rs 6,317 a square foot.
Rajpur Road asks Rs 11,550 against that Rs 6,317 floor, a ratio of 1.83 times. Across every Gurugram sector we have priced that ratio runs 1.06 to 2.10, so Rajpur Road is normally valued.
Now the defect. The page's own band topped out at Rs 6,000, 5% below the circle rate it quoted. You cannot register below circle rate, since duty is charged on the higher figure.
Sahastradhara. Entry Price Rs 5,550. Rental Yield 3.68%. Capital Appreciation minus 16.4%. Cheapest rate, only verified yield, weakest print.
Sahastradhara Road. Entry Price Rs 7,250. Rental Yield unquoted. Capital Appreciation +7.2%. A 31% premium to its namesake.
Jakhan. Entry Price Rs 7,050. Rental Yield unquoted. Capital Appreciation +12.4%. Second strongest print, and cheaper.
Rajpur Road. Entry Price Rs 11,550. Rental Yield unquoted. Capital Appreciation +53.7%. The repriced one, so you buy after the move.
So the best locality in Dehradun to invest for income is Sahastradhara and for momentum Jakhan.
Rs 1,345 a return trip for a car over the full length, from Rs 670 to Rs 675 each way.

Anyone budgeting from the Rs 4,500 to Rs 6,000 band. Seven of ten localities sit above it.
Anyone expecting 35% to 70% citywide. One locality in nine printed that; two printed negatives.
Anyone treating the market as one price. A 108% spread makes a city average useless.

Uttarakhand land ceiling rules for buyers |
Generic diversification arguments |
Expressway traffic settling is first, since repricing beyond Rajpur Road has not happened. Circle rate revision is second: the last took effect 5 October 2025 at 9% to 22%. Rent is third, since Dehradun already out yields Gurugram. State land policy is fourth.
Your eligibility first. Uttarakhand limits land purchase by buyers from outside the state, and that rule governs Dehradun plot investment more than any price does. Then the circle rate for your stretch, converted at 10.76 square feet to the square metre.
Then the title and approvals with the development authority. Then the duty, charged on the higher of the agreed price and the circle rate, so budget from the circle rate.
Locality dispersion is the first risk. A 108% spread means the wrong locality costs more than any market move. Buying after the repricing is second: Rajpur Road's +53.7% has happened, so Rs 11,550 now pays for an expressway you did not front run.
Liquidity is third, since Uttarakhand's restrictions on non resident purchase narrow the resale pool. Thin rental depth is fourth: the 3.68% rests on one published locality rent.
Price based first. Sell when your locality's ratio to the circle rate passes 2.10.
Event based second. Sell into the next circle rate revision, since a higher floor narrows that ratio for you. Time based third: hold 7 years, because duty charged on the circle rate takes that long to earn back at 3.68%.
Buy it for income, the opposite of what this page argued. At 3.68% Sahastradhara pays more than any Gurugram sector we have priced, and Rs 1 Cr buys 2.72 times the area. Take Sahastradhara at Rs 5,550 for yield or Jakhan at Rs 7,050 for momentum, and invest in real estate in Dehradun for the rent cheque.
Do not underwrite growth above 10% a year. The Dehradun property price per sq ft record outside Rajpur Road runs from minus 16.4% to +12.4%.
Placing Rs 60 lakh to Rs 5 Cr outside Gurugram this year? We price the locality, convert the circle rate and check your eligibility first. We take few mandates.
Strata Capital Holdings tracks price band shifts, infrastructure timelines and inventory movement across Gurugram's corridors. ZYN33 brings that into every allocation conversation.
Dehradun rates, rent and yield. Sahastradhara at Rs 5,550 a square foot on a change of minus 16.41% from June 2025 to June 2026, with rent of Rs 17 and a yield of 3.68%, plus every other locality rate and change above: Square Yards, data month June 2026, retrieved 5 October 2026.
Circle rates. Uttarakhand's revision of roughly 9% to 22% in Dehradun, effective 5 October 2025, with Rajpur Road land within 50 metres moving from Rs 62,000 to Rs 68,000 a square metre: ETV Bharat, 6 October 2025. The live page attributed those figures to a Clock Tower to RTO stretch; the source names Rajpur Road.
Expressway. The Delhi Dehradun Expressway at 210 km and Rs 13,000 crore, inaugurated 14 April 2026, cutting the drive from about 5 hours to 2.5, with a car toll of roughly Rs 670 to Rs 675 one way over the full length.
Gurugram comparison. Gurugram City at Rs 15,100 with rent of Rs 34, and Sector 36A's 3.43% yield: Square Yards asking rate data, data month June 2026.
Our arithmetic. Every square metre to square foot conversion at 10.7639, the 1.83 times circle rate ratio, the 1.06 to 2.10 range across the sectors we have priced, the 48.1% and 65% gaps to the page's bands, the 108% and 31% locality spreads, the toll totals and their share of rent, and the Rs 1 Cr comparison are ours.
