Credit first. The nine year price table behind these Sector 99A plots is arithmetically flawless. All 8 growth rows match the prices beside them, which no other table in this audit managed.
The problem is external. Its 2026 figure of Rs 8,400 a square foot sits below every published rate nearby, by 9.7% against Sector 95 and 51.4% against Sector 108. And the series compounds at 16.4% a year, where the best recorded print nearby is +8.00%.
So the table says the sector outgrew its neighbours for eight years and is still cheaper than all of them. Both cannot be true.

Most series on this site fail their own arithmetic. This one fails differently. The Sector 99A price trend runs Rs 2,500 to Rs 8,400, or 16.4% compounded.
Two tests give two answers, and the divergence is the finding.
Against the registry rate it is fine. Sector 95 registers at Rs 5,050, so this sits at 1.66 times, inside the 1.06 to 2.10 band we see across every Gurugram sector. Against asking rates it is low.

The sharpest test is land against flats. On Sector 37C, plots carry 2.35 to 2.90 times the flat rate in their own sector.
At Rs 8,400 against Sector 95 flats at Rs 9,300, this would be 0.90 times the flat rate. Land cheaper than apartments appears nowhere else here. At a normal multiple the rate would be Rs 21,855 to Rs 26,970, so Rs 8,400 reads like a registry anchored or stale figure.
Why the Level and the Growth Contradict Each Other
Because a sector cannot outrun its neighbours for eight years and stay the cheapest among them.
The series implies 16.4% a year. Sector 106 recorded +8.00%, Sector 108 +6.43%, Sector 95 +4.36% and New Gurgaon +1.34%. So the claim runs 2.0 to 12.2 times every nearby print.
Eight years of that would have lifted it past Sector 95 long ago. It has not.
What Does a Plot Here Actually Cost?

Cycle Positioning for Sector 99A Land
Infrastructure led, on a corridor that has already delivered.
Sector 99A sits in the plots in New Gurgaon cluster flanking the Dwarka Expressway. All 29.1 km of that road is open, the Haryana stretch since 11 March 2024 and the Delhi stretch since 17 August 2025.
Completion cuts both ways, since the access discount is gone. That is one reason the corridor prints minus 2.95% while sectors still move up. Where a case rests on metro work, allow 12 to 24 months behind projection.
Which Reference Rate Should You Use?
Sector 95. Entry Price Rs 9,300. Rental Yield 1.94%. Capital Appreciation +4.36%. The nearest published rate, and the right first comparator.
New Gurgaon locality. Entry Price Rs 12,200. Rental Yield 2.36%. Capital Appreciation +1.34%. The wider market it trades inside.
Sector 106. Entry Price Rs 16,450. Rental Yield 1.97%. Capital Appreciation +8.00%. The strongest print here, and the ceiling to argue against.
Sector 108. Entry Price Rs 17,300. Rental Yield 1.87%. Capital Appreciation +6.43%. The dearest nearby, at 3.12 times its own registry rate.

Who Should Avoid Sector 99A Land?
Anyone budgeting from Rs 8,400. On a 200 square yard plot the gap to a normal multiple is Rs 2.42 Cr.
Anyone holding without a build plan. Eight years at New Gurgaon's 2.36% forgoes 18.9% of capital.
Anyone underwriting 16.4% a year. No sector on this corridor has printed half that.

What Would Move Sector 99A Prices?
A published rate for the sector is first. Until one exists, every valuation is an inference from neighbours.
Registry revision is second, with circle rates up 10% to 77% from 1 April 2026. Absorption of built stock is third, since land follows housing here. Inventory is fourth, at roughly 41,000 unsold units.
What Must You Confirm Before You Pay?
A dated quote first, because a representative average is not a price. Then the title chain, through HSVP or the licensed coloniser, with every transfer in sequence.
Then the registration. Checked at HRERA Gurugram, the number should open the certificate and show the declared possession date. Confirm it at the authority yourself.
Then duty at 7% male or 5% female, about Rs 10.85 lakh on Rs 1.51 Cr.
Where Does the Sector 99A Case Break?
Price discovery is the first risk. With no published asking rate you negotiate against an unverifiable number.
The growth assumption is second. At 16.4% it needs the sector to keep outrunning every neighbour it has already supposedly outrun.
Zero income is third, since a plot cannot be let. Corridor maturity is fourth: the Expressway is finished, so no access discount is left to unwind.
When Do You Sell a Plot Here?
Price based first. Sell once a published rate appears and clears Rs 12,200, the New Gurgaon figure.
Event based second. Sell into a circle rate revision, since a higher registry floor narrows your ratio for you. Time based third: hold 7 years, since with no rent a shorter hold depends on price alone.
Our Call on Sector 99A Plots
Buy Sector 99A plots to build on, from a dated quote and not from this table. The corridor is real and the sector well placed, which is the genuine part of the Gurgaon plot investment potential case.
Treat Rs 8,400 as a floor to argue up from. A plausible Sector 99A plot price per sq ft on neighbouring land multiples is nearer Rs 21,855.
For passive capital, buy flats instead, in Sector 95 at Rs 9,300 or New Gurgaon at 2.36%. Land here pays nothing.
Next Step
Placing Rs 1 Cr to Rs 8 Cr into plotted land this year? We get a dated quote, convert it to a rate and test it against the registry. We take few mandates.

Nearby rates. Sector 95 Rs 9,300 at +4.36%, rent Rs 15, registry Rs 5,050; New Gurgaon Rs 12,200 at +1.34%, rent Rs 24; Dwarka Expressway Rs 13,600 at minus 2.95%; Sector 106 Rs 16,450 at +8.00%; Sector 108 Rs 17,300 at +6.43%: Square Yards asking rate data, data month June 2026, retrieved 5 October 2026. Yields are rent times twelve divided by the rate. The change column's period labelling is inconsistent in that source, so read it as direction rather than a precise annual rate.
Road completion. The 29.1 km Dwarka Expressway, with the Haryana stretch opened 11 March 2024 and the Delhi stretch on 17 August 2025: NHAI.
Inventory, costs and title. About 41,000 unsold Gurugram units, roughly 46% of NCR: Anarock, Q2 2026. Circle rates raised 10% to 77% from 1 April 2026, stamp duty of 7% male and 5% female: Government of Haryana. Plot title and allotment records: HSVP. Area basis: HRERA Gurugram, Regulation 22 of 2021.
Our arithmetic. The check of all eight growth rows against the prices beside them, the 16.4% compound figure, the 9.7% to 51.4% gaps to nearby rates, the 1.66 times registry ratio, the 0.90 times plot to flat comparison, the Rs 21,855 to Rs 26,970 implied range, every ticket price above and the 18.9% forgone rent figure are ours.
