SPR, the Southern Peripheral Road, links Golf Course Extension Road to NH-48 and has become one of the most active residential corridors in Gurgaon.
SPR is not built on a greenfield promise. It connects two working corridors, which means social infrastructure is within reach rather than planned. That has supported both end user demand and rental occupancy in a way that a purely investor driven corridor does not achieve. It is also why pricing has held better here through slower periods.
Road widening along the stretch has been the single largest driver of price movement. Projects fronting completed sections have already absorbed that, while those further along still carry the timing exposure. Establish which section a project sits on before comparing its rate against another on the same corridor.
It carries genuine demand from both end users and tenants because of its position between two working belts, which supports resale depth.
SPR generally prices higher with a more settled surrounding area. Dwarka Expressway offers lower entry with deeper supply and a longer wait for maturity.
The sectors in the 70s and 80s account for most of the residential inventory on this corridor.
